Will this help an EPC rating?
Smart heating controls can contribute, but it depends on the property and the assessment. I will tell you honestly whether it is worth doing for that reason, and often it is not.
Can the same spec be used across a portfolio?
That is the point of doing it properly once. The Architect stage produces a specification, and the second property is mostly a repeat.
What happens when a tenant leaves?
The handover is designed for it: the system resets to a neutral state, and the next tenant gets the same one-page guide.
